Hi-Rise developments is planning to build two tall buildings at 8 Shoreview Place in Stoney Creek, north of the QEW at the foot of Millen Road.

The development company filed a Site Plan Application on December 20, 2022.

“The proposed development includes one 43 storey tower and one 36 storey tower with various step backs to the 8th floor amenity area all connected via 6 storey podium. The development proposes 933 residential units and 16 live-work units,” reads the application.

“To service the proposed development there is proposed 19 commercial parking spaces, 1094 residential parking units (including visitor spaces) and 48 parking spaces to be utilized for the existing Seasons building. The total number of parking spaces is 1161 parking spaces to be provided in above ground and below ground parking structure. In addition, there is proposed 496 bicycle parking spaces and both indoor and outdoor amenity area totalling 4,133 square metres.”

The proposed height of the buildings is 138 metres and 117 meters, including mechanical roof.

The unit mix is 80 percent one bedroom + den or smaller, with 18 percent two bedroom units, and 22 three bedroom units.

Architects for the project is Graziani + Corazza. The planning firm is UrbanSolutions.

The lands are zoned with no height nor density limit, a permission passed under the tenure of former Stoney Creek Ward 10 Councillor Maria Pearson.

City staff are reviewing the Site Plan Application to determine if minor variances will be required.

Nearby resident, Viv Saunders, in a personal capacity, responded to the application renders tweeting: “FWIW, I don’t foresee much of an uproar over this one. Live-work units, 22 3BRs, good road design & ROW that will accommodate conventional public transit + higher parking ratio & more sq m of commercial than 310 Frances towers.”

Technical note: the application corporation is Seasons Retirement Communities (Stoney Creek) GP Inc. The corporation’s address is the same as Hi-Rise Group and the applicants are using their Hi-Rise Group email addresses for this project.
