The owners of the Hamilton City Centre remain in final negotiations with the City of Hamilton to get their final site plan approval to redevelop the site into four residential towers to replace the Hamilton City Centre at 77 James Street North.
The City’s Planning Division states negotiations are progressing positively to reach final approval.
The City and IN8 Developments have been negotiating on the Site Plan since July 2020. IN8 originally sought an aggressive development with large connected podium.
Hamilton’s Design Review Panel strongly opposed the proposal because it did not meet Hamilton’s Tall Building Design Guidelines and was not pedestrian-friendly.
IN8 made substantial changes in response to comments from the Design Review Panel.
Since that time, the application has been undergoing tweaks.
City planning staff state the latest re-submission was filed on April 4, 2022. Staff comments have been returned to the development for further revisions.
The final version is expected to require some minor variances, which will need to be approved by Hamilton’s Committee of Adjustment.
